What do Real Estate Advisors do?

Real estate advisors are professionals who specialize in helping buyers and sellers to make informed decisions about their real estate, after due verification of the asset and its documents. They guide the client’s decisions with a comprehensive assessment of a property, based on extensive research, and expertise in project finance, market analysis, new trends & technologies and rules & regulations.

Real estate advisors lend their insight into real estate market trends to determine the best way for developers to create a commercially viable property. Among the many tasks that they handle are valuation, project viability study, investment advisory, development plan, portfolio services, leasing advice, with due diligence.

Real estate advisors have investors, financial lenders, business owners, etc. as their clientele. What Are the Differences between a Real Estate Advisor and a Real Estate Agent?

While a Real estate advisor is involved more with helping investors make decisions about what to do with their real estate assets, a real estate agent is more involved in managing the day-to-day processes necessary for completing a real estate transaction. A realtor is primarily focused on the sale of the property.

A real estate agent or broker essentially assists the client in selling/buying real estate assets, for which they receive a commission of the final price. A Real estate advisor, by comparison, is not involved in the selling process and receives no commission for their work. Advisors typically charge hourly fees or flat fees for their services.

Real estate advisors use their expertise to help their clients decide whether to sell a property, estimate the value of the property, and prepare the valuation report to be presented to the proposed purchaser.  However, once the decision is made, a real estate agent helps the same client in handling the marketing for the property and plays a key role in any negotiation.
